This commercial villa design was developed with a clear goal: to create architecture that harmonizes profit potential with high-quality guest experience. Built on a 600 sqm plot divided into two villas, the project targets the affordable luxury segment, offering a full-featured tropical escape while maximizing land use efficiency. Each unit is carefully crafted to feel open, immersive, and luxurious, proving that smart design can elevate smaller footprints into big experiences.
The layout is rooted in a semi-outdoor living concept, blurring the lines between inside and out. Natural breezes and soft daylight move easily through the space, reducing the need for artificial cooling, essential in the dry, sun-soaked climate of Melasti, Ungasan. Carefully placed openings, shaded corridors, and generous overhangs work together to keep the interiors cool while maintaining a strong connection to the lush outdoor surroundings.

At the heart of the villa sits a sculptural sunken sofa, set just steps from the living. This central lounge zone becomes a focal point for socializing and relaxing, offering both intimacy and openness. It visually anchors the living space without disrupting the overall flow. Each villa features three spacious bedrooms with ensuite bathrooms, ensuring both comfort and privacy for every guest. Two of the bedrooms, located on the second floor, are equipped with bathtubs and large windows, creating a spa-like retreat that looks out to the tropical surroundings. The third bedroom is on the ground floor, ideal for flexible use by families or older guests.
Unlike many tropical villas that leave upper floors stark and exposed, this design introduces planter boxes along the entire second-floor perimeter, wrapping the bedrooms in greenery. These integrated planters not only soften the architecture visually but also help to cool the villa naturally, bringing shade, moisture, and a living buffer to the upper level. It’s a design move that blends beauty with environmental sensitivity.

By dividing land into two villas without making the spaces feel tight or compromised, the design strikes a rare balance between density and desirability. Every corner is optimized for livability, hospitality, and long-term value. Whether for short-stay rentals or personal use, the architecture offers a flexible, future-ready model for tropical development, beautiful, efficient, and deeply rooted in its climate and context.
